Problems that come up in DAMAC Hills

Open, sun-exposed gardens

Many villas and townhouses face open fairways or wide roads with little mature shade. Gardens heat up fast, and owners look for shade structures and planting that cope with full sun.

Golf-course frontage rules

Homes on the course must respect sightlines and design guidelines. Fences, structures and exterior colours are checked closely before approval.

Post-handover snagging

Gaps in sealant, sticking sliding doors, uneven tiles and minor leaks often appear in the first years of a new home. Fixing them early stops small issues from spreading.

AC systems in larger homes

Villas and bigger townhouses use ducted systems serving several zones. Dust from nearby construction and open land clogs filters and coils quickly.

Spray and marks on fairway-side homes

Villas and townhouses that back onto the fairways can catch spray from the course irrigation. Over time it leaves mineral marks on glass, boundary walls and outdoor furniture, and keeps garden edges damp. Regular glass cleaning, resealing and small drainage fixes keep it under control.

Local knowledge

What does maintaining property in DAMAC Hills involve?

DAMAC Hills, formerly known as Akoya by DAMAC, is a master community in Dubailand built around the Trump International Golf Club. Homes range from large golf-facing villas to townhouse clusters and mid-rise apartment buildings close to the clubhouse and parks.

Most of the community was completed over the last decade, so many properties are still fairly young. The questions owners ask are different from those in older areas. They want shade for gardens that face the sun, better storage, upgraded glass and doors, and help with defects that appeared after the handover period.

DAMAC runs the master community through its community management team, and individual apartment buildings have their own management. Rules on exterior appearance are firm, especially for homes that overlook the golf course.

DAMAC Hills is a different place from DAMAC Hills 2, a separate and newer community further inland that was first marketed as Akoya Oxygen. The names are easy to mix up, so we confirm which one you live in when you book. In DAMAC Hills itself, mid-rise apartment buildings face the golf course, while villa and townhouse clusters spread towards the edges. Clusters were handed over in phases, so neighbouring streets can differ in finishes, AC set-up and garden size.

Access, approvals and work hours

DAMAC Hills is gated, and contractors usually need to be registered for entry through community management, with the owner or tenant requesting access in advance. Exterior changes, including pergolas, landscaping that affects boundaries, and changes to glass or façades, generally need a NOC from DAMAC before work starts, and tenants also need the landlord's consent. Apartment buildings have their own rules on lift bookings, permitted hours and material deliveries. Check current working hours with community management, as noisy work is usually restricted on some days.

FAQs

DAMAC Hills: common questions

What shade options work best for a DAMAC Hills garden facing the course?

It depends on the design rules for your plot and how much sun the area gets. Aluminium pergolas with louvres are popular because they are low-maintenance and look tidy from the course. Our guide to pergola materials for Dubai's heat compares the options, and we can prepare drawings for your NOC application.

My villa is still fairly new. Why are the sliding doors sticking?

Large sliding doors can drop slightly on their rollers, and sand collects in the tracks. Seals can also shrink in the heat. We clean and adjust the tracks, replace worn rollers or seals, and check the frame alignment. It is usually a repair, not a replacement.

Do you work in DAMAC Hills apartment buildings too?

Yes. We handle AC servicing, plumbing, joinery, tiling and painting in the apartment buildings. Each building has its own management rules for access, lift use and working hours, so we confirm those with you before booking the visit and bring the right paperwork.

Is DAMAC Hills the same community as DAMAC Hills 2?

No. DAMAC Hills is the golf-course community near Arabian Ranches and Motor City. DAMAC Hills 2 is a separate, newer community further inland, first launched as Akoya Oxygen. Gate entry, building management and contractor registration are arranged for each community separately. Tell us which one you live in and the cluster or building name, and we plan access before the visit.

My DAMAC Hills villa is fairly new. Why does the AC struggle in summer?

Newer villas are not immune. Dust from open land and nearby building sites clogs filters and coils, and large glazed walls let in a lot of heat. A thermostat in the wrong spot, or a ducted zone with a blocked return grille, can also leave rooms warm. We clean the system, check airflow in each zone and explain what is causing the problem.

DAMAC Hills is part of Dubailand. See the district page for the wider area, or nearby Arabian Ranches, Town Square, Motor City.
