Sliding Door Hard to Slide or Won't Close? Why It Happens
Why balcony and patio sliding doors stick or will not close in Dubai, what you can safely clean yourself and when rollers or tracks need replacing.
We look after apartments in JBR's 40 beachfront towers, where salt air, blown sand and a busy promenade shape every repair.

We are called most often for glass & aluminium solutions, AC repair & maintenance and waterproofing services here. Every other service on our list is available too.
JBR balcony sliders take constant sand and salt. We replace rollers, locks and seals, and realign doors so they close fully against wind.
Sand-laden air clogs filters and coils quickly here. Regular cleaning keeps cooling steady and cuts the musty smell common in sea-facing flats.
Aged bathroom and balcony seals let water into the slab. We reseal and waterproof wet areas before leaks spread to the flat below.
Salt and humidity lift paint around windows and balconies. We prepare surfaces properly and use paints suited to damp, coastal conditions.
Landlords and holiday-home owners need fast batches of small fixes. Our move-out repairs guide lists the usual ones.
Salt, sand and age are what drive most maintenance services in JBR, and Mek-Madin Fitout plans every visit around them. Jumeirah Beach Residence is the long strip of towers between The Walk and the beach, inside the wider Dubai Marina district. Life here faces the sea rather than the marina, and the repairs show it.
Dubai Properties developed JBR, and its 40 towers were completed in the mid-to-late 2000s. They are grouped into six clusters: Shams, Amwaj, Rimal, Bahar, Sadaf and Murjan. Each cluster has a podium with pools, gyms and car parks. Flats range from studios to large penthouses, and many are holiday homes or long-term rentals.
After close to two decades of sea air, many original fittings are near the end of their life. Window seals, balcony door rollers, door handles, bathroom grout and AC parts are common jobs. Tenants and holiday guests change often, so landlords also call us for move-in and move-out repairs.
The issues we see most often: salt air eats metal; sand in every track; original bathrooms under strain; holiday-home wear and tear.
Metal fittings close to the sea corrode faster than they would inland. Door handles, light fittings, hinges, balcony railings and AC parts show rust spots and pitting. Replacing them with marine-suitable grades lasts longer.
Wind off the beach blows fine sand onto balconies. It grinds into sliding door tracks and rollers, which makes doors heavy and noisy. It also clogs AC filters faster than in sheltered parts of the city.
Most JBR bathrooms still have their first grout and silicone. Once those crack, water reaches the slab and can show up in the flat below. Resealing early is far cheaper than fixing a neighbour's ceiling.
Short-stay guests use flats hard. Scuffed walls, loose fittings and chipped kitchen doors build up quickly between bookings. Owners need small repairs done in tight gaps.
Mostly studio to four-bedroom apartments and penthouses across 40 towers.
Each JBR tower asks the owner or tenant to arrange a work permit through building management before contractors start. Noisy work is usually limited to weekday daytime hours, and some buildings restrict it further at weekends and on public holidays. Contractor parking is limited because The Walk and The Beach draw heavy traffic, especially on weekend evenings. We bring materials in through the podium loading area and use the service lift once it is booked. Corridors and lift interiors are protected while we work, and we take waste away with us.

How frameless, semi-frameless and framed shower screens compare on looks, water control, cleaning, fitting and cost factors in a Dubai bathroom.
Sand blows onto balconies and settles in the bottom track. Over time it wears the rollers and the door drags. Salt also corrodes the roller bearings and locks. Cleaning the track, fitting new rollers and adjusting the door usually fixes it. If the frame itself is bent, we discuss replacement options.
Yes. Send us the check-out and check-in times and photos of the problems. We bring common parts with us and fix what we can in one visit. If something needs ordering, we tell you straight away so you can plan the next booking. We confirm the visit time when you call.
Most JBR towers want to know about any contractor working in a unit, even for a small repair. A short work permit request through building management is normal. It also protects you if a neighbour later asks what was done. We send our documents so the request goes through quickly.
We can. For handles, hinges, towel rails and light fittings, we suggest grades of stainless steel or coated finishes that cope better with sea air. They cost more at first but tend to last much longer in a beachfront flat.
We fix, refit and refresh homes, offices and shops in JLT's lettered clusters, working within DMCC's community rules and each tower's own management.
On Palm Jumeirah, almost every home faces the sea, so pools, gardens, glass and metalwork need more care here than anywhere inland.
