Mounting a TV on a Gypsum Wall in Dubai: Fixings That Hold
How to mount a TV on a gypsum wall: finding metal studs, choosing fixings and brackets, avoiding hidden cables and pipes, and when to call a pro.
Al Barsha mixes mid-rise apartment blocks near Mall of the Emirates with villa streets further back, and a large share of homes here are rented.

We are called most often for handyman services, AC repair & maintenance and painting & decoration here. Every other service on our list is available too.
Move-in and move-out repair lists are the most frequent request in a district where so many homes are rented.
Most Al Barsha buildings and villas use split or ducted units that need cleaning and gas checks before each summer.
Repainting between tenants is standard here, and we work fast to keep the empty period short.
Cracked or hollow tiles in older flats and villas can be replaced or regrouted without redoing the whole floor.
Blocked kitchen drains, worn mixers and leaking toilet cisterns are frequent calls in mid-life apartment blocks.
Each has its own page with notes on its buildings and access rules.
We keep Barsha Heights' mid-rise and high-rise towers in working order, from studio flats and hotel apartments to small office floors near the Metro.
We work across Al Barsha South's mixed neighbourhoods, from private villa streets to the newer apartment buildings around Arjan and Dubai Science Park.
We handle repairs and refresh work across Jumeirah Village Circle, from mid-rise apartment buildings to the Nakheel townhouses on the inner loops.
We look after JVT's villas and townhouses, plus the apartment buildings on its edges, with outdoor projects planned around Nakheel's community rules.
The issues we see most often: constant tenant turnover; mid-life apartment buildings; different rules in every building; villas with ageing finishes; weak water pressure on upper floors.
Al Barsha is popular with renters because of the metro and Mall of the Emirates. Each changeover brings a list of small jobs, from wall marks and loose fittings to dripping taps. Landlords want them finished quickly to avoid an empty month.
Many Barsha 1 blocks are now 15 years old or more. Split AC units, grout, waste pipes and kitchen fittings are wearing out at about the same time. Planned replacement is usually cheaper than reacting to each failure.
Without one master developer, each building sets its own contractor rules. Some need a written permit, others only a call to the watchman. We check before the visit so the job is not delayed at the door.
Villas in Barsha 2 and 3 often have original floor tiles, doors and bathrooms. Cracked tiles, sticking doors and tired paint are common requests, as are garden and shade upgrades.
Many Al Barsha blocks rely on roof tanks and booster pumps shared by every flat. When a pump weakens or a tank valve sticks, upper floors lose pressure first. Part of the fix may sit with the building, and part inside the flat.
Looking for maintenance services in Al Barsha? We work across Al Barsha 1, 2 and 3, from the apartment buildings beside Mall of the Emirates to the villa streets around Al Barsha Pond Park. The area grew mainly through the 2000s on plots sold to private owners. As a result, buildings are run by many different landlords and property management companies rather than one master developer.
Al Barsha 1 is the busiest part, with mid-rise residential blocks, hotel apartments and street-level shops close to the metro. Al Barsha 2 and 3 are quieter, with private villas, schools and small villa compounds. Tenants move in and out often, so landlords regularly need units repaired, repainted and checked before the next lease.
The wider district also covers several communities with their own character. Barsha Heights (Tecom) has towers and offices next to the media and internet free zones. Al Barsha South is a newer area of apartments and villas. Jumeirah Village Circle (JVC) and Jumeirah Village Triangle (JVT) are Nakheel master communities of townhouses, villas and low-rise blocks.
Umm Suqeim Street crosses Sheikh Zayed Road beside Mall of the Emirates and links Al Barsha with the beach villas of Umm Suqeim. Inside Al Barsha 1, many blocks follow the same simple pattern: shops or offices at street level, parking behind or below, and flats above. Most were put up by individual plot owners, so lift sizes, roof access and the position of water tanks and pumps differ from one building to the next.
Access rules in Al Barsha depend on the building. Many apartment blocks need only owner or tenant consent and a quick check-in with the watchman, while larger buildings ask for a written work permit from the management company. Noisy work is usually limited to daytime hours. Parking near Mall of the Emirates and the metro is busy and mostly paid, so we plan loading in advance. Villas in Barsha 2 and 3 are on open streets and easier to reach. For JVC, JVT and Barsha Heights, community or developer rules apply, as covered on those pages.

A room-by-room checklist of the repairs that help protect your security deposit when you move out of a Dubai rental.

What to check between guests, every month and every quarter, so small faults in your Dubai holiday home are fixed before they reach a review.
Landlords usually check walls, fittings, AC, plumbing and flooring. Filling holes, touching up paint, fixing loose handles and cleaning AC filters covers most of it. Check your tenancy contract and move-in report first. Our move-out repairs guide lists the common items, and we can complete them in one visit.
It depends on the building. Smaller blocks often just need the watchman informed. Larger buildings managed by a property company may ask for a work permit with the unit number, contractor details and planned hours. We confirm the requirement with you before booking.
Yes. Jumeirah Village Circle and Jumeirah Village Triangle are part of our Al Barsha coverage. They are Nakheel communities with a mix of townhouses, villas and low-rise apartment blocks. Each has its own gate, permit and parking arrangements, so we confirm those with you before the visit. Both have their own pages with local details.
Yes. Landlords with more than one unit often send us a list per flat. We work through them in order, share photos of completed work and flag anything that needs a bigger repair. This works well when several leases end around the same time, which is common in buildings near Mall of the Emirates.
It depends where the problem is. The roof tank, booster pump and main risers usually belong to the building, so management handles them. The isolation valve, pipes, mixers and heater inside your flat are the owner's or tenant's side. We test pressure at your unit's inlet and fixtures, then tell you clearly which side the fault is on.
Dubai Marina is a waterfront of high-rise towers, and the sea air, humidity and tight building rules shape almost every repair we carry out here.
Jumeirah is mainly low-rise private villas on large plots, many built decades ago, so the work here is about keeping older family homes sound, cool and dry.
Mohammed Bin Rashid City is one of Dubai's newest districts, so most of our work here is snagging, upgrading and finishing homes that were only recently handed over.
