Our service

What does our floor & tiling service in Dubai include?

Mek-Madin Fitout provides floor & tiling across Dubai for apartments, villas, townhouses, offices and shops. Typical work includes porcelain and ceramic floor tiling; large-format tile and slab installation; and bathroom and kitchen wall tiling. Call or WhatsApp +971 52 884 8916, Saturday to Thursday from 8am to 2am. Every job is quoted before work starts.

Our floor tiling services in Dubai cover new installations, repairs and regrouting for floors and walls. We lay porcelain, ceramic, large-format slabs and outdoor tiles, and fit vinyl and laminate where tiles are not the right choice.

Good tiling starts underneath. Most floor problems we see, such as hollow-sounding tiles, cracks along a line or tiles lifting in summer, come from poor preparation or missing movement joints. We check the screed, level it where needed and use the right adhesive for the tile size and location.

Problems we fix

How do you know your floor or tiles need attention?

The most common signs: hollow sound when you tap; tiles lifting or tenting; cracked or chipped tiles; dark or crumbling grout; uneven or lipped edges.

Hollow sound when you tap

A drummy tile has lost its bond with the adhesive underneath. It may crack under weight or lift later.

Tiles lifting or tenting

Tiles that rise into a ridge usually have no room to expand. Heat from sun through windows makes this worse.

Cracked or chipped tiles

A dropped pan or a weak spot in the screed can crack a tile. Cracks let water reach the base, especially in wet rooms.

Dark or crumbling grout

Grout absorbs dirt and moisture, and in showers it can grow mould. Crumbling grout lets water in behind the tiles.

Uneven or lipped edges

Tile edges at different heights trip people and collect dirt. It is usually a sign of poor levelling during installation.

Noticing any of these? Call now and we will book a technician.

How to book

How does our floor & tiling service work?

It runs in 5 steps: Measure and assess, choose materials, prepare the base, lay and grout, clean and seal.

  1. Measure and assess

We measure the area and check the existing floor or wall for level, moisture and hollow spots.

  2. Choose materials

We help you pick tiles, grout colour and adhesive suited to the room, traffic and sun exposure.

  3. Prepare the base

Old tiles are removed if needed, the screed is repaired or levelled, and wet areas are checked for waterproofing.

  4. Lay and grout

Tiles are set out from the centre line, laid with levelling clips for large formats, then grouted with movement joints where needed.

  5. Clean and seal

We remove grout haze, seal where required and tell you how long to wait before heavy use.

Step one takes a minute: call or send photos on WhatsApp.

For every property type

How does floor & tiling work differ by property type?

Apartment tiling is often bathrooms, kitchens and replacing damaged tiles. Villas have larger floor areas, stairs and outdoor terraces. Shops and offices need hard-wearing floors that handle foot traffic and cleaning.

Why do heat, humidity and sand matter for tiles in Dubai?

Heat makes tiles and screed expand. Floors next to large windows and on terraces can get very hot in summer, then cool quickly when the AC kicks in. Without movement joints around the edges and across large areas, tiles have nowhere to go and they lift or crack. This is one of the most common tiling faults we fix in Dubai homes.

Humidity and daily water use are hard on bathroom grout. Standard cement grout absorbs moisture and stains, and mould grows in poorly ventilated showers. Epoxy grout costs more but resists water and staining much better in wet areas. Under the tiles, the waterproofing layer is what actually keeps water out, so we check it before retiling a shower.

Outside, choose tiles for heat and grip. Dark tiles around pools and on terraces get too hot to walk on barefoot. Polished tiles become slippery with sand and water. Lighter, textured outdoor porcelain is usually the safer choice. Fine sand also scratches soft and polished surfaces indoors, so harder porcelain tends to wear better than natural stone in busy areas.

Apartments

Apartment tiling is often bathrooms, kitchens and replacing damaged tiles. Most towers restrict noisy tile removal to set hours, so we plan cutting and breaking around them.

Villas & townhouses

Villas have larger floor areas, stairs and outdoor terraces. We often lay large-format porcelain across ground floors and textured tiles around pools and gardens.

Offices & shops

Shops and offices need hard-wearing floors that handle foot traffic and cleaning. We can tile in sections or out of hours to keep the space open.

FAQs

Floor & Tiling: common questions

Can you replace a few hollow tiles without redoing the whole floor?

Usually yes, if you have spare tiles or we can find a close match. We cut out the hollow tiles, clean the base, and relay them with fresh adhesive. If many tiles across the floor sound hollow, the problem may be the screed, and a larger repair could be better value.

Can you tile over existing tiles?

Sometimes. If the old tiles are firmly bonded, level and not hollow, tiling over them can save time and mess. It raises the floor height, which affects doors, thresholds and the shower floor fall. In wet areas, a hidden leak or weak waterproofing under the old tiles stays hidden. We check the old floor before recommending it.

What tiles work best in a humid bathroom?

Porcelain tiles absorb very little water and suit wet areas well. Grout choice and waterproofing matter just as much. Our guide on choosing bathroom tiles for a humid climate compares porcelain, ceramic, natural stone and mosaic options in detail. It also covers which grout and finishes hold up best.

My shower is leaking to the flat below. Is regrouting enough?

Not always. Grout helps, but the waterproof membrane under the tiles is what stops water. If it has failed, regrouting will not fix it. We may need waterproofing services before retiling, and plumbing services if a pipe is the source.

Do you install vinyl or laminate flooring?

Yes. Vinyl plank and laminate are good for bedrooms and living areas, and quicker to fit than tiles. Laminate does not suit wet areas. Vinyl with a rigid core handles moisture better. We prepare the base so it sits flat.

Is tiling part of your renovation work?

Yes. If you are tiling as part of a kitchen or bathroom refit, our renovation services plan tiling together with plumbing, waterproofing and joinery so everything goes in the right order. Pipes are moved and waterproofing is tested before a single tile is laid, which avoids breaking new tiles later.
