Bathroom Drain Smell in Dubai? Why Floor Traps Dry Out
How bathroom floor traps keep drain smells out, why they dry out in Dubai homes, how to clean and refill them, and when to call a plumber.
Bur Dubai is one of the city's oldest residential areas, and most of our work here is keeping older low-rise and mid-rise buildings safe, dry and working.

We are called most often for plumbing services, AC repair & maintenance and strip-out & safe demolition here. Every other service on our list is available too.
We trace and repair leaks in older pipe runs, replace corroded sections and service roof tanks, pumps and water heaters.
Window and split units in Bur Dubai flats need cleaning, gas checks and drain fixes, and we can replace old units with split systems.
Shops on busy streets are stripped out between tenants, and we remove old fit-outs safely with careful debris handling.
Older flats and stairwells need damp-resistant paint after leak repairs, and landlords repaint between tenants.
Cracked and loose tiles are common in decades-old flats and shops, and we replace or relay them to match where possible.
Each has its own page with notes on its buildings and access rules.
We repair and maintain apartments and shops in Al Karama's older low-rise blocks, from leaking pipes and tired split ACs to full repaints between tenants.
Oud Metha mixes older apartment buildings with clinics, schools and offices, and we keep all of them in working order with repairs, refits and planned upkeep.
The issues we see most often: old pipework and roof tanks; window and split AC units; shops changing hands; damp in older blocks; old wiring meeting modern loads.
Older Bur Dubai buildings often have galvanised or mixed pipework that has been repaired in sections over decades. Rust, low pressure and hidden leaks behind tiles are common. Roof tanks also need cleaning and their floats and valves checked.
Without central cooling, each flat relies on its own units. Many are old, noisy and inefficient, and some drain directly onto the facade or balcony. Replacing old window units with split systems is a frequent request.
Ground-floor shops in Meena Bazaar, Al Fahidi Street and nearby streets are re-let often. Each new tenant usually needs the old fit-out removed, walls repaired and the space made ready for their own design.
Ageing roofs, bathroom floors and external walls let in moisture. Peeling paint, salt marks and mould in corners are signs of a bigger leak that needs tracing before repainting.
Many older blocks were wired when flats had fewer appliances. Adding split ACs, larger water heaters and modern kitchen equipment can trip breakers or overheat tired sockets. We check the board and the circuits before fitting new units.
Bur Dubai sits on the west bank of Dubai Creek, and our maintenance services here focus on the older apartment buildings, shops and villas that make up most of the area. Neighbourhoods such as Al Mankhool, Al Raffa, Al Hamriya and Al Souq Al Kabeer grew from the 1970s through the 2000s. Many buildings are three to ten storeys, with shops on the ground floor and flats above.
Ownership is spread across private landlords and family holdings, with day-to-day care handled by a watchman or a property management company. These buildings rarely have district cooling. Instead, flats use window units or split ACs, and water comes from roof tanks fed by the mains. Plumbing, electrics and finishes in some blocks have been patched many times over the years.
The district also covers two areas with their own pages. Al Karama is a dense area of older apartment blocks and small shops. Oud Metha has schools, clubs and medical buildings near Dubai Healthcare City, plus a mix of residential blocks.
The oldest parts of Bur Dubai sit near the creek, around Al Fahidi Historical Neighbourhood and the souks by the abra station. Buildings there are low, close together and often reached on foot. Further inland, Al Mankhool and Al Raffa have denser apartment blocks, many with shops at street level and narrow service lanes behind. Long-term tenants and shop owners make up a large part of the area, and many have stayed in the same building for years.
Most Bur Dubai buildings are managed by a landlord, a watchman or a property management company rather than a master developer. Small repairs usually need only the tenant's or owner's consent and a word with the watchman. Larger jobs, especially shop fit-outs and strip-outs, may need landlord approval and, for some work, permits from Dubai Municipality. Streets are narrow and parking is mostly paid and busy, so we plan deliveries early in the day where possible. Some older buildings have small lifts or none at all, which affects how we move materials and debris.

How to work out whether weak water pressure in a Dubai flat comes from one tap, your apartment or the building, and what to do about each.
In older buildings, low pressure usually comes from corroded pipes, a weak booster pump or a partly blocked valve. Sometimes the roof tank float or supply line is the cause. We test the supply at different points, find where the pressure drops and fix that section rather than replacing everything.
Often, yes. We check the wall, the outdoor position and the electrical supply, then install the split unit and close the old window opening neatly. Some buildings have rules about where outdoor units can go, so it is worth asking the landlord or management first.
Yes. We remove old shelving, partitions, ceilings and flooring, cap services safely and take debris away. We plan the work around the street's busy hours and the landlord's requirements, and we can then repaint and repair the space for the next tenant.
Usually the circuit is overloaded, a breaker is worn, or one appliance has a fault such as a failing heater element. Older Bur Dubai flats often have boards that were not designed for today's loads. We test each circuit and appliance, replace faulty breakers or parts, and tell you if the supply needs upgrading through the landlord.
Yes. We carry tools and materials up by the stairs in smaller loads and plan debris removal the same way. It takes a little longer, so we allow for that when we book. For heavy items such as a new water heater or a split unit, we confirm the stair width and route with you first.
Deira is Dubai's old trading heart, where shops, warehouses, offices and flats share the same streets and often the same building.
We repair, maintain and upgrade apartments, penthouses and offices across Downtown Dubai, from the Old Town low-rises to the towers on the Boulevard and next door in Business Bay and DIFC.
Jumeirah is mainly low-rise private villas on large plots, many built decades ago, so the work here is about keeping older family homes sound, cool and dry.
