Our waterproofing services in Dubai stop water getting into your property from roofs, terraces, bathrooms, balconies, planters and pools. We trace the leak first, then remove the failed layer and apply a new membrane that suits the surface.
Most leaks we see are not dramatic. A damp patch on a ceiling below a bathroom. Bubbling paint at the bottom of a wall. A stain that grows after the AC runs hard. These are slow failures, and they get more expensive the longer water sits inside concrete and gypsum.
Waterproofing is usually hidden under tiles or screed, so a good job depends on preparation. We check falls to drains, seal pipe penetrations and upstands, and flood test before anything is covered. Where tiling is needed afterwards, our floor and tiling team finishes the surface.

We have worked in Dubai's towers, villas and older blocks since 2021.

The most common signs: stains on the ceiling below a bathroom; paint bubbling near the floor; cracked or loose roof tiles; ponding on the roof or terrace; musty smell or mould in a corner; leaks that appeared after heavy rain.
Brown rings or soft gypsum under a shower often mean the wet-area membrane has failed at the floor drain or wall joint.
Rising damp or water tracking from a balcony shows up as blistering paint and salt marks at skirting level.
Gaps in roof tiles or screed let water reach the membrane, and an old membrane may not hold it back.
Water that sits for hours after rain or washing means the falls are wrong or the drains are blocked.
Hidden damp behind tiles or in a wall void feeds mould, especially in rooms that stay closed in summer.
Many Dubai homes found weak points during the April 2024 storms. If a patch came back, the cause is still there.

It runs in 5 steps: Find the source, strip and prepare, apply the membrane, flood test, protect and finish.
We inspect above and below the damp area and use moisture readings to trace where water enters. Plumbing leaks are ruled out before we treat it as a membrane problem.
Failed membrane, loose screed or tiles come off. The surface is cleaned, dried and primed, and cracks are repaired.
We use a system that suits the area, such as cementitious coatings for wet rooms or liquid or sheet membranes for roofs. Corners, drains and upstands get extra reinforcement.
The area is filled with water and left, usually for a day or more, and we check below for any sign of seepage.
A protective screed or tile finish goes on top so the membrane is not exposed to sun and foot traffic.
There is no fixed price list: every job is quoted after we understand it. These 6 factors move the number up or down.

Most apartment work is bathrooms, kitchens and balconies. Villas have flat roofs, terraces, planters and often a pool, so there are more places for water to get in. Restaurants, salons and staff washrooms see heavy water use.
Rain is rare in Dubai, so leaks often go unnoticed for years. The real enemy is heat. Roof surfaces can get far hotter than the air in summer, then cool at night. That daily movement cracks screed, opens joints and fatigues membranes. Exposed membranes also break down under strong UV, which is why we cover them with screed or tiles wherever we can.
When rain does come, it can be heavy. The April 2024 storms flooded roofs and terraces where drains were blocked with sand or the falls were poor. Water that sat for hours found every weak joint. A roof that looks dry most of the year still needs clear outlets and sound detailing for the few days that matter.
Inside, the problem is constant water use and humidity. Showers, AC condensate lines and kitchen sinks run every day. In towers, a failed bathroom membrane often shows up in the flat below first, so building management may ask you to fix it quickly. Coastal areas add salt in the air, which attacks metal flashings and drain gratings faster.
Most apartment work is bathrooms, kitchens and balconies. Roofs and podiums belong to the building, so we coordinate with building management and work inside your unit only. We confirm access rules and work hours before starting.
Villas have flat roofs, terraces, planters and often a pool, so there are more places for water to get in. We check the whole roof, including parapet joints and AC equipment bases, not just the visible stain.
Restaurants, salons and staff washrooms see heavy water use. We plan work around opening hours and seal wet areas before a new fit-out is tiled, which is much cheaper than fixing it later.
Our crews cover every Dubai community. These district pages explain local building rules and access.

Damp patches, bubbling paint and standing water are early warnings. Here are seven signs your roof or terrace waterproofing is failing.

What causes damp, salt marks and peeling paint low on villa walls in Dubai, how to trace the source and which repairs actually last.

What to do when a neighbour reports a leak from your bathroom, how the source is traced and fixed, and who usually pays.

How porcelain, ceramic, natural stone and glass tiles cope with humidity, plus the grout, slip resistance and waterproofing choices that make a bathroom last.

Rough repaint intervals for each room in a Dubai apartment, the signs your walls are due, and how to make the next coat last longer.

How to tell a pool leak from normal evaporation in Dubai, using the bucket test, a simple water-level log and a check of the usual leak points.
Check whether the damp stays the same all the time or gets worse after a shower or rain. A constant leak often points to a pressurised pipe. A leak tied to water use usually points to a failed membrane or grout. We test both, and our plumbing team handles pipe faults if that is the cause.
Sometimes. Regrouting with epoxy and resealing joints can stop minor seepage. Clear sealers can also help. But if the membrane under the tiles has failed, a surface treatment will not last. We tell you honestly which case you have after inspecting, so you do not pay for a fix that only hides the problem.
It depends on the roof size, how much old material comes off and the curing time of the membrane. A flood test adds at least a day. We give you a timeline after the site visit. Work in peak summer is planned for cooler hours, which can affect the schedule.
Routine repairs to your own roof usually do not need a formal permit, but many communities ask you to notify the master developer or community management before contractors arrive. If the work changes the roof structure or adds anything visible, check their rules first. We can help you prepare the details they ask for.
A membrane alone does little for heat. However, roofs are often redone with insulation and a light-coloured finish at the same time, which can reduce heat gain to the rooms below. We can discuss combined systems when we inspect the roof.
Turn off the water supply to the area if it is plumbing related, move belongings away and photograph the damage. In an apartment, tell building management in case the leak affects neighbours. Then call us to inspect. Our guide to the signs your roof needs waterproofing explains what to look for.
