What we see here

Why Arabian Ranches properties need specific care

Mature gardens and tired irrigation

Older drip lines crack, sprinkler heads clog, and established trees push roots into paths and pool shells. Many gardens need re-planning rather than simple trimming.

Pool equipment at the end of its life

Pumps, filters and lighting installed at handover are often due for replacement. Tile lines and grout around older pools also need attention after years of sun and chlorine.

Roof and terrace waterproofing

Pitched tiled roofs and flat terraces both age. Leaks often show up around upstairs bathrooms, terrace doors and AC equipment platforms.

Exterior rules on what you can change

Pergolas, extensions, gate and wall changes and exterior colours usually need Emaar approval. Drawings that respect the community's design guidelines are approved more smoothly.

Local knowledge

What does maintaining property in Arabian Ranches involve?

Arabian Ranches is one of Emaar's earliest gated villa communities in Dubailand. It is made up of named sub-communities such as Saheel, Alvorada, Mirador, Palmera, Al Reem and Savannah, each with its own villa styles. Homes are standalone villas and some townhouses, most with private gardens and many with pools.

The first villas were handed over in the mid-2000s, so much of the community is now mature. Trees have grown, original kitchens and bathrooms have aged, and pool equipment and irrigation systems are on their second or third round of parts. Many owners are long-term residents who prefer to upgrade rather than move.

Emaar's community management sets the rules on how villas look from the street. Inside the villa, owners have more freedom, but anything visible from outside, or anything structural, usually needs a no-objection certificate first.

FAQs

Arabian Ranches: common questions

Do I need Emaar approval to add a pergola in my Arabian Ranches garden?

Usually, yes. Structures visible from outside the villa, including pergolas, typically need an Emaar NOC. The application normally includes a drawing, size and materials. We can prepare the drawing and specification so you can submit it, and we start work once the approval is in place.

My pool pump is noisy and the water keeps going green. What is wrong?

In older Ranches pools, a worn pump or a tired filter is a common cause, along with a timer set too short for summer. We test the equipment, check the water balance, and tell you whether a repair, a new pump or a filter change will fix it. Our summer pool care routine covers what to do between visits.

Is it better to refurbish my villa in phases?

Many Ranches owners do, especially if they are living in the villa. A common order is roof and waterproofing first, then wet areas such as bathrooms and the kitchen, then flooring and paint. We plan the phases so later work does not damage earlier work.

Can you fix the irrigation without replanting the whole garden?

Yes. We trace leaks and dry patches, replace damaged pipes, drippers and sprinkler heads, and reset the controller for the season. If parts of the garden have outgrown their space, we suggest targeted replanting rather than starting again. That keeps the mature trees and shade the garden has built up over the years.
