How often to service your AC in Dubai: a practical schedule

How Often Should You Service Your AC in Dubai?: AC Repair & Maintenance guide by Mek-Madin Fitout

In Dubai, a common rule of thumb is a professional AC service every three to four months, with filters checked or cleaned every two to four weeks during summer. At a bare minimum, book a full service before the hot season and again after it. Heavy use, dust, pets or sea air can mean you need it more often.

That is a lot more than in milder climates. Below we explain why, what each type of service involves, and how to set a schedule that suits your home.

Why do air conditioners in Dubai need servicing so often?

In Dubai, air conditioning often runs for most of the year and close to non-stop from late spring to autumn, while in much of the world it runs for a few weeks a year. More running hours mean more wear and more dirt passing through the system.

Checklist summary: Why do air conditioners in Dubai need servicing so often? Covers Fine dust and sand; High humidity; Salt in sea air.

Three local conditions add to the load:

  • Fine dust and sand. Dust gets through gaps around windows and doors and collects on filters and coils. A clogged coil cannot move heat well, so the unit works harder and cools less.
  • High humidity. Coastal humidity means the indoor coil produces a lot of condensate. If the drain line or tray is dirty, it can block and overflow, causing leaks and mould.
  • Salt in sea air. Homes near the coast, such as those in Dubai Marina or on the Palm, often see outdoor units corrode faster. Regular cleaning and checks help catch this early.

How often should each AC maintenance task be done?

For a typical Dubai home, clean washable AC filters yourself every two to four weeks in summer, book a full technician service every three to four months, and have the ducts inspected once a year. Wipe grilles monthly, and have the outdoor coil washed and refrigerant pressures checked at each full service.

The schedule below is a sensible starting point for a typical home. Adjust it based on how your system behaves and your own usage. Holiday lets need closer attention, and our holiday home checklist for Dubai hosts adds AC checks at every turnover.

If you can only do one thing, keep the filters clean. Blocked filters are behind a large share of poor cooling and frozen coils.

DEWA's tips for managing electricity and water use make the same point: "clogged or dirty AC filters can block the normal airflow and reduce the AC's efficiency", and DEWA recommends cleaning them "periodically or at least once every three months".

What should a proper AC service include?

A proper AC service covers the indoor unit, the outdoor unit and a check of overall system performance, not just a quick filter rinse. Expect filter and coil cleaning, a drain line and tray flush, an outdoor coil wash, electrical checks, refrigerant pressure readings and a supply and return air temperature check.

Not every "service" is the same. A quick filter rinse is useful, but it is not a full service. When you book, ask what the visit covers.

Indoor unit

  • Remove and clean filters
  • Clean the evaporator coil with a suitable coil cleaner
  • Flush the condensate drain line and clean the drain tray
  • Check the blower fan and motor for dirt and noise
  • Check the thermostat and controls

Outdoor unit

  • Wash the condenser coil and clear debris around the unit
  • Check the fan, motor and mounting
  • Inspect electrical connections and capacitors
  • Measure refrigerant pressures and check for signs of leaks

System performance

  • Measure the temperature difference between return air and supply air
  • Listen for unusual noise or vibration
  • Note anything that needs a follow-up repair

A good technician will tell you what they found, not just that the job is done.

Does the service schedule change for split, ducted or fan coil units?

The AC service schedule changes only slightly between system types. Split units and ducted systems both need a professional service every three to four months, with ducts inspected yearly, while district-cooled fan coil units still need their filters, coil, drain tray and thermostat cleaned. Window and portable units need frequent filter cleaning.

Dubai homes use a few main types of air conditioning. Each has slightly different needs.

Split units

Common in apartments and older villas. Filters sit just behind the front panel and are easy for you to clean. Plan a professional service every three to four months, including the outdoor unit.

Ducted and concealed systems

Common in villas and larger apartments. The indoor unit sits in a false ceiling, so filters are less visible and often forgotten. Ducts also collect dust over time.

Keep to the three-to-four-month service and have the ducts inspected yearly.

District cooling and fan coil units

Many towers and some communities use district cooling from providers such as Empower. Chilled water comes from a central plant, and each unit has a fan coil unit (FCU). The provider and building usually look after the central plant and pipes.

Inside your unit, the FCU filters, coil, drain tray and thermostat still need regular cleaning.

Check your tenancy contract or building rules to see who is responsible for the FCU. In many buildings this is the occupant or landlord, not the building.

Window and portable units

Less common now, but still found. Clean filters often and arrange a coil clean every few months during heavy use.

What makes an AC need servicing more often?

An AC needs servicing more often in homes with pets, someone with asthma or allergies, nearby construction, main roads or open sand, a coastal location, round-the-clock use or an older system with repeated faults. Each of these loads filters and coils faster, so a shorter interval keeps the system working well.

Consider servicing every two to three months if any of these apply:

  • You have pets, as fur clogs filters quickly
  • Someone in the home has asthma or allergies
  • The home is near construction, a main road or open sand
  • The property is on the coast or a lower floor near the sea
  • The AC runs 24 hours a day, including when you are out
  • The system is more than a few years old or has had repeated faults

Villa communities on the edge of the desert, such as Arabian Ranches, often see more dust reach outdoor units. Homes near active building sites are similar.

What are the signs your AC needs servicing now?

Slow cooling, leaks, a musty smell, ice on the pipes, new noises, a rising DEWA bill or frequent switching on and off all mean your AC needs attention before its next scheduled visit. Our guides to AC water leaking from the ceiling and what a bad AC smell means cover leaks and smells in more detail.

If the main problem is weak cooling, our guide on what to check when your AC is not cooling walks through the safe checks before you book a visit.

Do not wait for the next scheduled visit if you notice any of the following:

  1. Rooms take much longer to cool, or never quite reach the set temperature
  2. Water dripping from the indoor unit or stains on the ceiling below it
  3. A musty or damp smell when the AC starts
  4. Ice on the pipes or the indoor coil
  5. New rattling, buzzing or squealing sounds
  6. Your DEWA bill rises noticeably without a change in usage
  7. The unit switches on and off more often than usual

How can you keep your AC running well between services?

To keep an AC running well between services, clean the filters on a set day each month and more often in summer, keep furniture and curtains clear of the grilles, keep the outdoor unit free of storage and plants, and hold a steady temperature with windows and doors closed.

Checklist summary: How can you keep your AC running well between services? Covers Clean filters on a set day each month…; Keep furniture and curtains clear of…; Set a steady temperature rather than….

Regular servicing matters most, but a few habits help your system last longer:

  • Clean filters on a set day each month, and more often in summer
  • Keep furniture and curtains clear of supply and return grilles
  • Set a steady temperature rather than switching between extremes
  • Close windows and doors while the AC is running
  • Keep the area around the outdoor unit clear of storage and plants
  • Note any unusual sounds or smells so you can tell the technician

You can find energy-saving guidance for homes on the DEWA website. On its tips page for managing electricity and water use, DEWA advises keeping the thermostat "at 24°C, or higher", noting that "each degree increase in temperature can save up to 5% on AC consumption". The same page says "the optimal lifetime of an AC is nearly ten years". In sun-facing rooms, double glazing with solar control glass can also ease the load on your AC.

When should you call an AC technician?

AC filter cleaning is a job you can do yourself. Coil cleaning, drain flushing, refrigerant checks and electrical work need a trained technician with the right tools. If your AC is leaking, smells damp, or is not keeping up, book a visit rather than waiting.

FAQs

Is servicing my AC twice a year enough in Dubai?

Twice a year is the bare minimum for a lightly used system. Most Dubai homes run their AC for much of the year, so a service every three to four months is a safer interval. Whatever the schedule, keep cleaning the filters between visits.

How often should AC ducts be cleaned in Dubai?

There is no single fixed interval. Have ducts inspected about once a year and cleaned when the inspection shows dust build-up, mould or smells. Homes with pets, allergies or nearby construction often need cleaning sooner than others.

Who services the AC in a district cooling apartment?

The district cooling provider and building management usually maintain the central plant and main pipes. The fan coil unit inside your apartment, including its filters, coil and drain, is often the occupant's or landlord's responsibility. Check your tenancy contract or ask building management to be sure.

Can I clean the AC coil myself?

With the AC switched off at the breaker, you can gently vacuum or wipe dust you can reach, but a proper coil clean needs the right cleaner and care around electrical parts and fins. Damaging the fins or wetting the electronics can cause expensive faults. It is usually safer to leave coil cleaning to a technician.
