AC running but not cooling? A step-by-step troubleshooting guide

AC Not Cooling in Dubai? What to Check Before You Call: AC Repair & Maintenance guide by Mek-Madin Fitout

When an AC is not cooling in Dubai, the cause is usually a wrong setting, a clogged filter, a frozen indoor coil, a blocked or failing outdoor unit, or low refrigerant from a leak. Start with the safe checks: settings, power, filter and airflow. If those look fine, switch off and call a technician rather than guessing.

This guide covers split units, ducted systems and fan coil units in district-cooled towers.

What are the most common reasons an AC stops cooling?

Most cooling problems come from restricted airflow, poor heat release outdoors, or a fault in the refrigerant circuit or electrical parts. Airflow problems, such as a clogged filter, are easy to fix yourself, while refrigerant and electrical faults are not. The table below links each cause to the signs you are most likely to notice.

Table summary: What are the most common reasons an AC stops cooling? Covers Wrong mode or set point; Clogged filter; Frozen indoor coil.
CauseTypical signsCan you check it yourself?
Wrong mode or set pointFan runs, but the air feels like room temperatureYes
Clogged filterWeak airflow, dust on the grille, sometimes ice on the pipesYes

What should you check first when the AC is not cooling?

Check the simple things first: the controller mode and temperature, the power supply, the filter, the grilles and the space around the outdoor unit. None of these checks needs tools or panels removed. They often solve the problem, and if they do not, they give a technician useful information before the visit.

  1. Check the mode. Make sure the controller is on cool, not fan, dry or auto. A remote with weak batteries can show one setting while the unit runs another.
  2. Check the set temperature. Set it a few degrees below the room temperature. A very low setting does not cool the room any faster.
  3. Check the power. If the unit is dead, look for a tripped breaker and reset it once only. If it trips again, leave it off and call a technician.
  4. Clean the filter. Switch the unit off, slide the filter out, rinse it in lukewarm water and let it dry fully before refitting.
  5. Clear the grilles. Move furniture, curtains and boxes away from supply and return grilles so air can circulate.
  6. Look at the outdoor unit. Check that its fan turns when cooling is on and nothing blocks the coil. Look only, and keep your hands away.
  7. Give it time. After a filter clean or reset, run the AC on cool with doors and windows closed before judging it.

We often find that a unit described as broken has a filter so clogged that air can barely pass through. Our guide on how often to service your AC in Dubai explains how filter cleaning fits into a wider routine.

Why is ice forming on my AC pipes or coil?

Ice forms when the indoor coil gets colder than freezing, usually because too little warm air is passing over it. A clogged filter, blocked return grille, slow fan or low refrigerant can all cause it. A frozen coil cannot absorb heat, so the room stays warm even though the unit is running hard.

You may see frost on the thin copper pipe, water dripping from the indoor unit or very weak airflow. To thaw it, switch the unit to fan only, or switch it off completely. Put a towel or bucket underneath, as melting ice produces a lot of water.

Do not chip or scrape the ice, as the fins and pipes damage easily. Once it has thawed, clean the filter and try cooling again. If ice comes back, a technician needs to check the refrigerant and fan.

A frozen coil is also a common reason for ceiling leaks. If water is already coming through, follow our steps for an AC leaking from the ceiling.

Is the outdoor unit stopping your AC from cooling?

The outdoor unit releases the heat taken from your rooms. If it cannot breathe, or its fan or compressor has stopped, the indoor unit just moves warm air around. On Dubai balconies and rooftops, dust, sand, salt air and tight enclosures make outdoor units a frequent source of weak cooling, especially on hot afternoons.

From a safe distance, look for these signs:

  • Fan not spinning while the indoor unit is on cool, often with a humming sound
  • Coil caked in dust or sand, so the fins look grey or matted rather than metallic
  • Unit boxed in by screens, storage or furniture, so hot air recirculates back into it
  • Corrosion on the casing or coil, common in towers close to the sea

Clearing storage away from the unit is safe. Do not use a pressure washer on the coil, as it can flatten the fins.

Could low refrigerant be why your AC is not cooling?

Yes, but refrigerant does not get used up like fuel. If the level is low, there is a leak somewhere in the pipes, joints or coils. Typical signs are cooling that gets slowly worse, ice on the pipes, a hissing sound, and an outdoor unit that runs for long periods without the room cooling down.

Refrigerant work needs a trained technician with gauges and leak detection equipment. Do not try to top it up yourself. Topping up without finding the leak only restores cooling until the gas escapes again.

A technician checks pressures, finds and repairs the leak, then recharges the system. You can read what a professional AC repair and maintenance service covers, including leak checks and gas top-ups on split and DX units.

Why is only one room not cooling?

If one room is warm while the rest of the home is fine, the problem is usually local to that room's unit or duct. With a split unit, that indoor unit has its own filter, coil and fan. With a ducted system, the air may not be reaching the room because of a closed damper, blocked diffuser or damaged duct.

Checklist summary: Why is only one room not cooling? Covers A diffuser that has been closed or…; A duct that has come loose or been…; A closed door with no gap or grille for….

Common causes in ducted villas and larger flats include:

  • A diffuser that has been closed or covered by furniture
  • A duct that has come loose or been crushed inside the false ceiling
  • A closed door with no gap or grille for air to return through
  • A zone thermostat set differently from the rest of the home

If airflow from the grille is weak compared with other rooms, the ductwork needs to be inspected.

What if your tower uses district cooling?

In district-cooled towers, chilled water from a central plant feeds a fan coil unit (FCU) in your false ceiling. The FCU still has a filter, coil, fan, thermostat and control valve, so a warm flat can be caused by your FCU or by the building's chilled water supply. Knowing which one saves time.

Many towers in areas such as Business Bay use district cooling from providers such as Empower. A few quick checks help you narrow it down:

  • Ask a neighbour. If several flats are warm, the supply or building system is the likely cause.
  • Check the thermostat. Make sure it is on cool, with the fan running and a sensible set point.
  • Feel the airflow. Strong airflow that is not cold points to the chilled water or the valve.
  • Weak airflow points to a clogged FCU filter or a fan problem inside your flat.

If the issue is building-wide, contact building management first. If it is only your flat, the FCU, valve and thermostat are often the occupant's or landlord's responsibility, so check your tenancy contract before booking work.

Why does the AC struggle on the hottest afternoons?

An AC removes heat at a limited rate. On the hottest afternoons, sun on glass, hot walls and warm outdoor air can add heat almost as fast as the unit removes it. A healthy unit will run for long periods and may sit slightly above the set temperature, then catch up in the evening.

Checklist summary: Why does the AC struggle on the hottest afternoons? Covers Close blinds or curtains on sun-facing…; Keep doors to unused rooms and…; Avoid running the oven or tumble dryer….

If the room never reaches the set point, even at night, or cooling has got worse over recent weeks, that points to a fault. You can help a healthy AC keep up by cutting the heat coming in:

  • Close blinds or curtains on sun-facing windows during the afternoon
  • Keep doors to unused rooms and balconies closed
  • Avoid running the oven or tumble dryer at the hottest time of day
  • Check that window and door seals are intact, with no daylight showing round the edges

If heat through the glass is the main problem, our guide on whether double glazing is worth it in Dubai explains what helps.

When should you call an AC technician?

Call a technician if the AC still does not cool after you have checked the settings, cleaned the filter and cleared the grilles. Call straight away if the breaker trips, you smell burning, the outdoor fan will not turn, ice keeps returning or you hear hissing. These point to electrical or refrigerant faults that need proper tools.

Switch the unit off while you wait, rather than running it in the hope it recovers. Running a unit with a frozen coil or failing fan motor can turn a small repair into a bigger one.

FAQs

Why is my AC blowing air but not cold air?

The fan is working but the cooling side is not. Check the mode is on cool and the filter is clean. If the air is still warm, the outdoor unit, refrigerant level or chilled water supply is the likely cause, and it needs a technician.

Should I switch my AC off if it is not cooling?

Yes, if you see ice, hear hissing, smell burning or the outdoor fan is not turning. Running a faulty unit can cause more damage. If it is simply weak, clean the filter and give it time before deciding.

Can I top up AC gas myself?

No. Refrigerant work needs trained technicians and proper equipment. Low gas also means there is a leak, which has to be found and repaired first, or the gas will escape again.

Why does my AC cool at night but not in the afternoon?

Afternoon heat through windows and walls is far higher. If cooling is much worse than usual, a dirty or boxed-in outdoor unit is often the reason.
