AC Not Cooling in Dubai? What to Check Before You Call
Safe checks to try when your AC runs but will not cool a Dubai home, from settings and filters to frozen coils, outdoor units and fan coil units.
In most Marina towers the AC is a fan coil unit above the ceiling, fed with chilled water and working against humid sea air. We service and repair it within your tower's rules.

AC repair in Dubai Marina mostly means work on fan coil units. Many towers use district cooling from providers such as Empower, so there is no compressor inside the flat. Chilled water feeds a fan coil above the false ceiling, controlled by a thermostat and a motorised valve. Some towers and penthouses also have split units with condensers on the balcony. Our AC repair and maintenance service covers both.
The waterfront shapes the faults. Coils and drain trays stay damp for long hours, and salt reaches every balcony condenser. In holiday homes the AC is often switched off between guests and then run hard, which is when smells and drips appear. We work across the Dubai Marina area, from the canal-front towers to the blocks beside Sheikh Zayed Road.

When insulation on a chilled water pipe or valve body tears, condensation drips onto the gypsum below. It looks like a burst pipe, but nothing has failed except the lagging. We find the bare section, re-insulate it and check the drain tray beside it.
If one room stays warm while the rest of the flat is cold, the motorised valve on that fan coil may be stuck or its actuator dead. It is common in older towers, and replacing the actuator is usually a small job.
A fan coil left off for days in humid air grows mould on the coil and in the tray. Guests notice the smell the moment the AC starts. A thorough coil and tray clean, plus a sensible thermostat setting between stays, deals with it.
Split units on sea-facing balconies lose fins, screws and terminals to corrosion faster than inland units. Cleaning the coil and checking connections at each service slows the damage.
Most Marina towers need a contractor work permit, even for a routine AC service. We send our documents to you or the management office so the permit is ready when we arrive.
Fan coils are reached through access panels in the false ceiling, often in corridors or above wardrobes. We cover furniture and floors, empty trays with a wet vacuum and close the panel neatly.
For holiday homes we plan the service between check-out and check-in, within the tower's permitted hours. Tell us the dates and we confirm a visit time when you call.
Fan coils, thermostats, valves and drains inside the flat are usually the owner's to maintain. Regular filter washes and a periodic coil and tray clean keep most problems away.
Some Marina towers use split or DX units, with condensers on balconies or plant ledges. These need coil cleaning, gas checks and attention to corrosion. Building rules usually control where a replacement condenser can go.
Larger homes often have several fan coils, or a mix of fan coils and split units. Upper floors and wide glazing take on more heat, so a weak unit shows up quickly. We test each zone separately.

A simple AC servicing schedule for Dubai homes and offices, covering filters, coils, drains and ducts, and the signs that mean it is due now.

What musty, burning, sewage-like and chemical AC smells usually mean in Dubai homes, what you can check yourself, and when to call a technician.
First ask whether your neighbours are affected. If they are, the likely cause is the building's chilled water supply, and management handles that. If only your flat is warm, common causes are a clogged filter, a dirty coil, a stuck valve actuator or a faulty thermostat. We test each in turn and explain what we find before changing any parts.
In most Marina towers, yes. Management usually wants a contractor permit with the unit number, owner or tenant consent and our company documents, even for routine servicing. Processing times differ between towers, so apply a few days ahead where you can. We send the documents you need.
Avoid switching it off completely for long stretches in the humid months. A moderate setting keeps moisture down and stops mould forming on the coil and in the tray. Many owners use a smart thermostat to raise the temperature between stays and cool the flat before check-in. We can check your controls during a service.
Fan coils inside the flat are fairly well protected, but split condensers on open balconies face salt every day. Fins corrode, screws seize and electrical terminals oxidise. Regular coil cleaning and a check of the connections at each service slow the damage. When replacing a condenser, ask about coil coatings made for coastal sites.
