Our demolition services in Dubai are interior strip-outs and controlled demolition for renovations and fit-outs. We remove partitions, kitchens, bathrooms, tiles, false ceilings, joinery and old flooring, then clear the debris so the next trade can start. We do not demolish whole buildings or towers.
Strip-out is the first stage of most projects, and it sets the tone. Done carelessly, it damages walls that were meant to stay, cracks pipes, fills the AC with dust and upsets the neighbours. Done properly, it leaves a clean shell and a clear picture of what is behind the finishes.
We isolate services first, protect what stays, and work in a set order. Once the space is clear, our renovation team or your own fit-out contractor can take over.

We handle all 11 jobs listed below, and confirm the exact scope with you before work starts.
Old kitchens, bathrooms and flooring must come out cleanly before new work goes in.
Many leases require the previous fit-out to be removed, or you may need to clear it for your own design.
Landlords often ask for the space to be returned to shell and core at the end of a lease.
Removing non-structural partitions can join rooms, but walls must be checked before anything comes down.
Damaged gypsum, ceilings and flooring need removing so the structure can dry and be repaired.
It runs in 5 steps: Survey and plan, approvals and booking, isolate and protect, controlled strip-out, clear and hand over. Each step is confirmed with you before the next one starts, so there are no surprises on price or timing.
We walk the site, mark what stays and what goes, and check which walls are non-structural. Anything doubtful is referred to an engineer before work.
We help you get building or landlord permission, agree work hours and book the service lift and loading area.
Water and power to the work area are isolated and capped. Floors, lifts and corridors are covered, dust screens go up and AC returns and smoke detectors are protected as the building allows.
We work top down, from ceilings to walls to floors, using tools suited to each material to limit noise and vibration.
Debris is bagged and removed for disposal through licensed channels. The space is swept and left ready for the next stage.
There is no fixed price list: every job is quoted after we understand it. These 6 factors move the number up or down.

Apartment strip-outs depend on building rules. Villas have more space and easier access, but master developers still expect a notice or permit for major works. Commercial strip-outs often run to tight lease dates.
Most interior demolition in Dubai happens inside occupied buildings. Towers usually require a no-objection certificate or work permit from building management before any strip-out. Many set quiet hours, ban noisy work on certain days and limit when the service lift can carry debris. Offices in free zones or business districts may also need approval from the landlord and the relevant authority, such as DMCC, Dubai Development Authority or Trakhees. Rules vary, so we confirm them for your building.
Dust is the biggest risk to neighbours and to your property. Fine gypsum and tile dust gets into fan coil units and ducts and can set off smoke detectors. In many towers a false alarm brings the fire system into play, so detector covers must be agreed with building management. We use sealed screens, damp-down methods and dust-extracting tools. Summer heat makes closed, sealed rooms hard to work in, so we plan shifts and ventilation with crew safety in mind.
Structure is the other concern. Walls that look like partitions can be load bearing or carry services. Structural changes need an engineer and the right approvals from Dubai Municipality or the master developer before work. Debris must go to an approved disposal facility, not a roadside skip or community bin, and we handle that for you.
Apartment strip-outs depend on building rules. We protect lifts and corridors, keep noise to permitted hours and carry debris out in sealed bags. Neighbours are usually notified through building management before work starts.
Villas have more space and easier access, but master developers still expect a notice or permit for major works. We manage debris collection so nothing sits on the road or in shared areas.
Commercial strip-outs often run to tight lease dates. We remove ceilings, partitions, raised floors and joinery back to shell, and work out-of-hours where the mall or tower requires it.
Our crews cover every Dubai community. These district pages explain local building rules and access.

How to plan an office strip-out at the end of a Dubai lease, from reading the reinstatement clause to approvals, removal order and handback.

Load-bearing or partition, what hides inside the wall, the approvals towers usually ask for and how a controlled strip-out works.

What to expect when an apartment is stripped out in Dubai, from building approval and protection to removal order, debris, dust and handover.
No. We focus on interior strip-out and controlled demolition inside apartments, villas, offices and shops. That includes partitions, kitchens, bathrooms, tiles, ceilings and fit-out removal. Whole-building demolition is specialist structural work with its own permits and plant, and it is not part of our service.
In almost every tower, yes. Building management normally issues a work permit or NOC and sets working hours, lift booking and protection rules. Some ask for a deposit against damage to common areas. Check with your building management first, and we can supply the method details and contractor information they request.
If the wall is a non-structural partition, usually yes, once the building or developer approves it. Some walls carry load or hide pipes and cables. We inspect first, and if there is any doubt we ask for an engineer's view before anything is removed. Structural walls need formal approvals.
We seal the work area with screens, cover floors and furniture, close off AC returns where the building allows and use tools with dust extraction. Debris is bagged inside the work zone. A final sweep and vacuum is part of the job, though a deep clean may still be needed before you move back in.
We bag it, carry it out using the agreed route and remove it for disposal at approved facilities. Debris should never be left in corridors, car parks or community bins. Reusable items such as appliances can be set aside if you tell us before work starts.
It happens often, such as leaking pipes, damp walls or failed waterproofing. We stop, show you what we found and explain the options and any extra cost before continuing. Our plumbing and waterproofing teams can then repair it before new finishes go in.
