We are called most often for AC repair & maintenance, glass & aluminium solutions and renovation services here. Every other service on our list is available too.
Fan coil cleaning, drain line clearing and thermostat replacement keep district-cooled apartments comfortable and stop leaks into the ceiling below.
Balcony sliders, shower screens and window seals take a lot of wear in glass-heavy towers, and we can adjust, reseal or replace them.
Older Boulevard and Old Town apartments are good candidates for kitchen and bathroom upgrades that lift rental and resale appeal.
Fitted wardrobes, kitchen doors and timber details in Old Town units often need repair, rehanging or replacement after years of use.
Landlords often repaint between tenants, and feature walls are a popular way to update a living room facing the Burj Khalifa.
Each has its own page with notes on its buildings and access rules.
We repair, maintain and refit apartments, offices and shops in Business Bay's canal-side towers, working to each building's permit and loading-bay rules.
We handle repairs, upkeep and small fit-out works in DIFC's office and residential towers, following the strict contractor rules this financial centre is known for.
The issues we see most often: district cooling and fan coil units; large glazing and balcony doors; ageing finishes in the early towers; strict building rules.
Most Downtown towers use district cooling rather than standalone AC units. The chilled water comes from a central plant, but the fan coil unit, valves, drain line and thermostat inside your flat are your responsibility. Blocked drain trays and tired fan motors are the usual causes of warm rooms and ceiling drips.
Floor-to-ceiling glass and heavy sliding doors are standard here. Rollers wear, locks loosen and rubber seals harden in the sun, which lets in dust and noise from Sheikh Zayed Road and the Boulevard. Small adjustments early are much cheaper than a full door replacement.
Homes handed over in the late 2000s often still have their original kitchens, bathroom tiles and wardrobes. Grout breaks down, cabinet hinges sag and silicone around showers fails. Many owners now refresh these units before re-letting or selling.
Downtown towers are run tightly. Noisy work, deliveries and debris removal are usually limited to set hours, and contractors must be approved before they arrive. Planning around these rules is part of every job we do here.
Mek-Madin Fitout provides maintenance services in Downtown Dubai for owners, tenants and landlords in the towers and mid-rise blocks around Burj Khalifa. Downtown is an Emaar master community, built mostly from the mid-2000s onwards. Almost every home here is an apartment, from studios on the Boulevard to large penthouses with views over the Dubai Fountain.
The district has two quite different building styles. The Old Town blocks near Souk Al Bahar are mid-rise, with Arabic-style facades, courtyards and timber details. Around them stand the glass towers of the Boulevard, Burj Vista, the Opera District and the newer high-rises along Sheikh Zayed Road. Many of the first-wave buildings are now well over 15 years old, so original fittings, sealants and AC fan coil units are reaching the end of their life.
We also work in the two business districts that sit beside Downtown. Business Bay runs along the Dubai Canal and mixes residential towers, hotel apartments and office floors from many different developers. DIFC is mostly offices, with a smaller number of residential towers and serviced apartments. Each has its own page with local details.
Most Downtown towers ask for a work permit or NOC from building management before any contractor starts. This usually needs the owner's or tenant's details, our company documents, and a short scope of work. Noisy work such as drilling or tile removal is commonly restricted to weekday daytime hours, and some buildings do not allow it at weekends. Materials normally go through a loading bay and a service lift that must be booked. Visitor parking is limited and paid, so we plan deliveries in advance. Check your building's rules with the management office, and we will help prepare the paperwork.

A simple AC servicing schedule for Dubai homes and offices, covering filters, coils, drains and ducts, and the signs that mean it is due now.

What musty, burning, sewage-like and chemical AC smells usually mean in Dubai homes, what you can check yourself, and when to call a technician.
In most district-cooled towers, the central plant and the main chilled water pipes are the building's responsibility. Everything after the valves inside your apartment, including the fan coil unit, drain tray and thermostat, is usually the owner's. Tenants should check their tenancy contract. We service and repair the in-unit equipment and can tell you if a fault sits on the building side.
For a quick repair, such as a tap or a door handle, many buildings only need a visitor pass. Anything involving drilling, removing tiles, painting whole rooms or bringing in materials normally needs a work permit from building management. Rules differ between towers, so we check with your management office before we book the job.
Yes. We work across the whole area, including the towers along the Dubai Canal in Business Bay and the residential and office buildings in DIFC. Office work in DIFC often has its own fit-out rules, so we plan those jobs with the building's facilities team.
Often, yes. Old Town units have generous layouts and a strong location, but many still have original kitchens and bathrooms. Replacing worktops, cabinet doors, tiles and sanitary ware can change how the flat looks without moving walls. We visit, look at the condition and give you a clear quote.
Jumeirah is mainly low-rise private villas on large plots, many built decades ago, so the work here is about keeping older family homes sound, cool and dry.
Mohammed Bin Rashid City is one of Dubai's newest districts, so most of our work here is snagging, upgrading and finishing homes that were only recently handed over.
Bur Dubai is one of the city's oldest residential areas, and most of our work here is keeping older low-rise and mid-rise buildings safe, dry and working.
