What we see here

Why Motor City properties need specific care

Balconies and terraces letting water in

Older balcony waterproofing in Uptown buildings can fail, and water tracks into living rooms or the flat below. Drains blocked with dust and leaves make it worse.

AC systems in their second decade

Units installed at handover are now ageing. Owners face repeated breakdowns, weak cooling or noisy fans, and need advice on repair versus replacement.

Bathroom seals and concealed pipes

Grout, silicone and shower trays from the original fit-out have worn. Hidden leaks behind tiles are a common cause of damp walls and complaints from neighbours.

Mature villa gardens

Green Community villas have established trees and planting. Roots, overgrown hedges and ageing irrigation need regular attention to keep gardens healthy.

Damp next to shared courtyards

Ground-floor flats beside Uptown's courtyards can pick up damp where irrigation or pool splash reaches walls and door thresholds. Skirting boards swell and paint bubbles near the floor. The cause often starts outside the flat, so building management usually needs to be involved.

Local knowledge

What does maintaining property in Motor City involve?

Motor City, developed by Union Properties around the Dubai Autodrome, sits beside Arabian Ranches in Dubailand. It has two clear residential halves. Uptown Motor City is a cluster of low- and mid-rise apartment buildings with shared courtyards and pools. The Green Community Motor City side has villas and townhouses set along landscaped streets.

Much of the community was completed in the late 2000s and early 2010s. That puts it in the middle age range for Dubai. Original AC units, bathroom seals and balcony waterproofing are reaching the point where they need more than a quick fix, and many villa owners are starting kitchen and bathroom refits.

Residents are often families and long-term tenants who like the quieter streets and greenery. Apartment buildings are run by owners' associations through appointed management companies, so approvals and access go through each building's management.

Uptown Motor City is made up mostly of low-rise blocks set around shared courtyards with pools and planting. Many flats open onto these courtyards or have terraces, rather than the high balconies of tower districts. The Green Community side has a looser street pattern of villas and townhouses with private gardens. First Avenue Mall and the Dubai Autodrome sit between the two, and many residents stay for years and invest in the home rather than just patching it.

FAQs

Motor City: common questions

Water appears on my living-room floor after cleaning the balcony. Why?

This usually means the balcony waterproofing or the seal under the sliding door has failed, or the balcony drain is partly blocked. We test the drain, check the threshold and door seals, and inspect the balcony membrane. Often a targeted repair solves it without lifting the whole balcony floor.

Should I repair or replace an AC unit from the original handover?

It depends on the fault, the unit's condition and how often it breaks down. If a compressor has failed or repairs are becoming frequent, replacement is often better value. If it is a fan, capacitor or gas issue, a repair may give years more use. We explain the options after testing.

Can you refurbish a Green Community villa while we live in it?

Yes, by working in stages. We usually start with one bathroom or the kitchen, keep another usable, and seal off work zones to control dust. Structural or exterior changes may need approvals first, so we check that before setting dates.

Do you work in both Uptown Motor City and the Green Community villas?

Yes. In Uptown, each building's management handles work permits, lift bookings and visitor parking, so we confirm those with you first. On the Green Community side, interior repairs are usually simple to arrange, but anything that changes the outside of a villa or townhouse needs a check with community management. Tell us your building or street when you call.

My ground-floor flat beside the courtyard feels damp. What causes it?

Common causes are irrigation spraying onto the wall, water pooling at the terrace door, or a failed seal under the threshold. Sometimes the damp comes from a leak inside, such as a bathroom waste pipe. We check moisture levels inside and out, find the source and tell you which parts are yours and which need building management.
