Mek-Madin Fitout provides renovation services across Dubai for apartments, villas, townhouses, offices and shops. Typical work includes kitchen refits; bathroom refits; and layout changes and non-structural wall removal. Call or WhatsApp +971 52 884 8916, Saturday to Thursday from 8am to 2am. Every job is quoted before work starts.
We handle villa and apartment renovation in Dubai, from a single bathroom refit to a full strip-out and rebuild. That includes kitchens, bathrooms, flooring, ceilings, lighting layouts, built-in joinery and repainting, planned as one project instead of separate jobs.
Renovation in Dubai is as much about approvals and logistics as it is about building. Towers have rules on working hours, noise, debris and lift use. Villa communities often need the master developer's approval before work starts, and some changes need a Dubai Municipality or Trakhees permit. We help you understand what applies to your property and prepare the drawings and details the approvals usually ask for.

We have worked in Dubai's towers, villas and older blocks since 2021.
You approve the quote first. If the scope changes, we stop and agree it with you.

We tell you what your building or community needs and prepare our part of the paperwork.
The most common signs: repairs keep coming back; the layout no longer works; you have bought an older property; you are preparing to rent or sell; finishes are worn throughout.
If the same bathroom leaks, cracks or grows mould every year, the problem is usually underneath the finish. A refit lets us fix the base layers properly.
A closed kitchen, a wasted corridor or a maid's room you do not use. Changing the layout can make a home feel much larger without adding space.
Older villas in areas like Jumeirah, Mirdif and The Springs often have original kitchens, pipework and electrics. Renovating before you move in avoids living on a building site.
Updated kitchens and bathrooms are what buyers and tenants look at first. A focused refit can make a dated property more attractive.
When floors, cabinets, doors and paint are all tired, doing them together usually costs less disruption than one room at a time.
We handle all 12 jobs listed here. Tell us what you need and we confirm the exact scope before work starts.
It runs in 5 steps: Site visit and brief, design and quote, approvals, build in stages, snagging and handover.
We visit, measure and talk through what you want to change, what stays and how you use the space. We also check what your building or community allows.
We put together a layout, a materials list and a detailed quote broken down by trade. You can adjust scope before anything is agreed.
We help prepare the drawings and information that building management, the master developer or the authority usually asks for. Work starts once you have the approvals you need.
Strip-out, first-fix plumbing and electrics, waterproofing, ceilings, tiling, joinery, then painting. You get regular updates and site photos.
We walk through every room with you, list any snags and fix them before final handover.
There is no fixed price list: every job is quoted after we understand it. These 6 factors move the number up or down.

Apartment renovations focus on kitchens, bathrooms and flooring within a fixed footprint. Villas allow bigger changes: opening up ground floors, adding storage, converting rooms or refitting outdoor kitchens. Commercial refits often run to a tight deadline before a lease starts.
Approvals come first. Most towers need a no-objection certificate from building management before any interior work, and many ask for contractor details, insurance and a security deposit. Villa communities managed by developers such as Emaar, Nakheel, Dubai Properties or DAMAC have their own modification rules, especially for anything visible from outside. Structural changes and extensions usually need a permit from Dubai Municipality, or Trakhees in some areas. Rules change, so always check with your management or master developer for the current process.
Climate shapes material choices. Bathrooms and kitchens need proper waterproofing under tiles, because humidity and daily use find every weak point. Exterior-facing walls get very hot, so insulation, glazing and AC positions matter in any layout change. Fine dust gets everywhere during strip-out, so we seal off rooms and protect AC returns.
Timing affects the build too. Summer heat limits outdoor work in villas during the hottest part of the day. Some towers restrict noisy work on certain days or hours. Planning the noisy stages early in the project keeps the schedule on track.
Apartment renovations focus on kitchens, bathrooms and flooring within a fixed footprint. Shared walls, risers and fire systems limit what can move, so we confirm those early with building management.
Villas allow bigger changes: opening up ground floors, adding storage, converting rooms or refitting outdoor kitchens. Community approvals and permits usually take longer, so we plan for them from the start.
Commercial refits often run to a tight deadline before a lease starts. We plan trades to work in parallel where possible and can work outside business hours where the building allows.

A plain guide to the NOCs and approvals a Dubai villa renovation may need, and who to ask before any work starts.

The kitchen renovation steps for an apartment, in the order they should happen, and what to check before each stage moves on.

The approvals a tenant usually needs before renovating a rented Dubai apartment, who pays, and what to agree in writing before work starts.

How to test hollow floor tiles, why they lose their bond, and how to tell a harmless drummy patch from one that needs re-laying.

When double glazing is worth it in a Dubai home, how glass and frame choices affect heat, noise and dust, and when cheaper fixes do the job.

Load-bearing or partition, what hides inside the wall, the approvals towers usually ask for and how a controlled strip-out works.
In most towers, yes. Building management usually asks for a no-objection certificate before work starts, even for kitchens and bathrooms. Requirements vary by building. Our guide on villa renovation permits in Dubai explains the process for villas, and the same approach of asking management first applies to apartments.
For a single bathroom or kitchen, many people stay. For a full refit, it is usually easier to move out, because dust, noise and water or power shut-offs make daily life hard. We can stage work room by room if you need to stay, though it takes longer.
Non-structural partition walls can often come out with building or community approval. Load-bearing walls need an engineer's assessment and a permit. We check which type of wall it is before planning. For the strip-out itself, our demolition services handle removal safely.
We do. One project lead plans plumbing, electrics, waterproofing, tiling, carpentry and painting in the right order. You have one point of contact instead of chasing several contractors. If something found during strip-out changes the plan, such as old pipes or damaged screed, we explain it and agree any changes with you before going ahead.
Yes. A bathroom refit usually includes removing old tiles and fixtures, re-piping where needed, new waterproofing, floor and wall tiling, sanitaryware and a fresh ceiling. It is one of the most common jobs we do. Water is usually tested over the new waterproofing before tiling, so problems show up early.
Call or WhatsApp +971 52 884 8916 with photos and a short description of what you want to change. We arrange a site visit to measure and discuss the scope, then send a detailed quote. If you already have drawings, a mood board or approvals from your building, bring those too. They help us price the work accurately.
