We provide AC repair and maintenance in Dubai for split units, ducted systems and the fan coil units used in district-cooled towers. That covers routine servicing, deep cleaning of coils and ducts, clearing blocked drain lines, and diagnosing units that run but do not cool.
In Dubai the AC runs for most of the year, so small faults turn into big ones fast. A clogged filter cuts airflow. A blocked drain tray overflows through the ceiling. A dirty coil pushes your power bill up. Most of our repair calls trace back to maintenance that was skipped, which is why we treat servicing and repair as one job.

We have worked in Dubai's towers, villas and older blocks since 2021.
You approve the quote first. If the scope changes, we stop and agree it with you.

The most common signs: it runs but does not cool; water dripping from the ceiling or unit; musty or sour smell; black dust around the vents; rattling, buzzing or clicking; power or cooling bills creeping up.
The fan blows but the air is warm or barely cool. Causes include a dirty coil, low refrigerant on DX units, a faulty thermostat or a valve problem on a fan coil unit.
Usually a blocked drain line or an overflowing condensate tray. Switch the unit off and call before the water stains the ceiling or damages the gypsum.
Mould and bacteria grow on damp coils and in drain trays. The smell spreads every time the AC switches on.
Dark marks on the grilles and ceiling around diffusers point to dirty ducts or filters. It is also a sign the air you breathe is not being filtered well.
Loose panels, worn fan bearings or a failing motor make noise before they stop. Catching them early is usually cheaper than a breakdown in August.
A unit working harder to reach the same temperature uses more energy. A service often brings it back into line.
We handle all 11 jobs listed here. Tell us what you need and we confirm the exact scope before work starts.
It runs in 5 steps: Tell us the symptoms, inspection and diagnosis, quote and approval, repair or service, test and advise.
Call or WhatsApp with what the AC is doing and which rooms are affected. A photo of the indoor unit or thermostat helps us identify the system type.
The technician checks airflow, temperatures, drains and electrical parts. We explain what we found before any work starts.
You get a clear quote for the repair or service. Nothing is replaced without your approval.
We clean, clear or replace the faulty parts and protect furniture and floors from dirty water and dust.
We run the system, check the cooling at the vents and tell you when it should next be serviced.
There is no fixed price list: every job is quoted after we understand it. These 5 factors move the number up or down.

Most apartments have concealed fan coil units above a false ceiling, fed by district cooling or a central chiller. Villas usually have ducted split systems with outdoor units on the roof or beside the house. Offices and shops run AC for long hours with many people inside, so filters clog quickly.
Summer temperatures in Dubai regularly pass 45°C, and the AC runs almost all year. That puts constant load on compressors, fans and motors. Outdoor units on villa roofs and balconies sit in direct sun, which makes them work harder still. Shading the outdoor unit and keeping its coil clean makes a real difference.
Fine desert dust is the other big factor. It gets through window seals and clogs filters and coils within weeks during sandstorm season. Humidity near the coast adds to it. Dust and moisture together form a sticky film on coils and in drain trays, which is where most leaks and smells start. Homes near the sea, such as Dubai Marina, JBR and Palm Jumeirah, also see faster corrosion on outdoor units from salty air.
Many Dubai towers use district cooling from providers such as Empower. In these buildings, the chilled water plant is the provider's responsibility. The fan coil units, thermostats, valves and drains inside your apartment are usually yours or your landlord's to maintain. If your whole building is warm, call building management first. If it is just your unit, that is where we come in.
Most apartments have concealed fan coil units above a false ceiling, fed by district cooling or a central chiller. We access them through the ceiling hatch and clean coils, trays and drains in place.
Villas usually have ducted split systems with outdoor units on the roof or beside the house. We service both ends and check the drain runs, which are often long and prone to blockage.
Offices and shops run AC for long hours with many people inside, so filters clog quickly. We can service after hours and set up a maintenance schedule that fits your trading times.
Our crews cover every Dubai community. These district pages explain local building rules and access.

Safe checks to try when your AC runs but will not cool a Dubai home, from settings and filters to frozen coils, outdoor units and fan coil units.

A calm, step-by-step plan for the first hour after your AC starts leaking through the ceiling, from switching off to finding the source.
Most homes need filters cleaned more often than they think, and a full service at least before and after summer. Dust, pets and heavy use shorten the interval. Our guide on how often to service your AC in Dubai breaks this down by property and system type.
The most common cause is a blocked condensate drain. Dust and slime build up in the tray and pipe until water overflows into the false ceiling. Switch the unit off, put a bucket underneath and call us. If the ceiling has been damaged, we can arrange painting and decoration to repair the stain after the leak is fixed.
Yes. The chiller plant belongs to the cooling provider, but the fan coil unit, thermostat, valves and drains in your apartment are usually maintained privately. We service and repair those. If the problem affects the whole building, contact your building management or the cooling provider first.
We check refrigerant on split and DX units and top up when it is low. A unit that keeps losing gas has a leak. We look for the leak first, because topping up without fixing it just means paying again later.
Yes. We install and relocate split units, including wall brackets, piping and drain runs. In towers, the outdoor unit position is often controlled by building rules, so check with building management before buying. For bigger changes, like moving ducts during a refit, see our renovation services.
Rinse washable filters every few weeks, keep furniture away from return grilles and keep the outdoor unit clear of debris. Do not open the indoor unit or touch electrical parts. If you notice water, smells or weak cooling, book a visit rather than waiting.
