As a rough guide, interior paint in a Dubai apartment lasts around five to seven years in bedrooms and living areas, and less in kitchens, bathrooms, hallways and children's rooms. How often to repaint depends on wear, damp, sunlight and how often the flat changes hands. Treat these ranges as guidance, not rules.
Paint rarely fails all at once. One wall fades, a hallway gets scuffed, a ceiling corner turns yellow. This guide helps you judge when a room is really due, and how to make the next coat last.
How often should each room in a Dubai apartment be repainted?
In a Dubai apartment, as a general guide, paint in living areas lasts roughly 5 to 7 years, bedrooms 5 to 8, kitchens and bathrooms 3 to 5, children's rooms and hallways 2 to 4, and ceilings 6 to 10. Busy family flats and short-let units may need attention sooner.

The table below gives general ranges for a lived-in apartment. Your own walls may last longer or shorter depending on how the space is used and how well the last job was prepared.
| Room | General repaint guidance | What wears it out |
|---|---|---|
| Living areas | Roughly 5–7 years | Furniture rubbing, sunlight near windows, dust from balcony doors |
| Bedrooms | Roughly 5–8 years | Headboard and wardrobe marks, fading near glazing |
| Kitchens | Roughly 3–5 years | Cooking grease, steam, splashes, frequent wiping |
| Bathrooms | Roughly 3–5 years | Steam, condensation, mould spots, poor extraction |
| Children's rooms | Roughly 2–4 years | Drawing, sticky hands, toys knocking walls |
| Hallways and entrances | Roughly 2–4 years | Bags, shoes, moving furniture, constant brushing past |
| Ceilings | Roughly 6–10 years | Yellowing, old leak stains, condensation near AC grilles |
These are not standards. A careful single occupant may go far longer between repaints. A busy family flat or a short-let unit may need attention sooner.
Why does paint wear out faster in Dubai apartments?
Dubai's climate and the way its apartments are used both shorten the life of interior paint, through year-round AC, condensation, strong sunlight, dust and frequent turnover. Most of the causes are easy to spot once you know where to look.
How does constant AC affect ceiling paint?
Air conditioning runs for long periods in most Dubai homes. Cold air blowing across the same patch of ceiling, day after day, can leave a grey shadow of dust around supply grilles. That mark rarely washes off fully.
Clean filters help. DEWA's tips for managing electricity and water use say clogged or dirty AC filters "can block the normal airflow and reduce the AC's efficiency", and recommend cleaning them "periodically or at least once every three months".
Humidity and condensation
When humid air meets a cold surface, water forms. In apartments this often happens around AC grilles, along chilled-water pipes boxed in behind gypsum, and on walls next to fan coil units. Repeated condensation softens paint, leaves rings and invites mould. The UAE government's fact sheet notes that the country has a desert climate and that "during the summer, it is hot and humid". In bathrooms, our guide to bathroom ceiling mould and condensation explains how to tell it from a leak.
Does sunlight through large windows fade paint?
Many towers have floor-to-ceiling glazing. Walls that catch direct light fade faster than the rest of the room. You often notice it only when you move a picture and find a brighter rectangle underneath.
Dust
Fine dust gets in through balcony doors, window seals and AC returns. It settles on textured and matt surfaces and dulls colour. Wiping it off too hard can burnish or remove the paint. Renewing worn window seals, covered in our guide to double glazing in Dubai homes, can reduce how much dust gets in.
Frequent turnover and holiday homes
Tenancies in Dubai are often short, and each move brings scrapes from furniture, picture holes and wall-mounted TVs. Holiday homes see a new guest every few days, with luggage hitting corners and doorframes. Both tend to need repainting more often than an owner-occupied flat. Hosts can plan touch-ups with our turnover checklist for Dubai holiday homes.
What are the signs an apartment needs repainting?
The signs an apartment needs repainting are fading or uneven colour, scuffs that will not wash off, peeling or bubbling paint, damp stains and mould spots, hairline cracks and yellowing ceilings. Peeling or stained paint also means finding the cause before buying paint. Use these signs, not just the calendar, to decide.

- Fading or uneven colour, especially on walls facing windows
- Scuffs that will not wash off, or patches that look shiny after scrubbing
- Peeling, flaking or bubbling paint, which usually means moisture or poor adhesion
- Damp stains and mould spots, often on ceilings, around windows or near AC units
- Cracks, such as hairline lines at corners or where gypsum meets blockwork
- Yellowing ceilings, from age, cooking or an old leak
Should you fix damp before repainting a wall?
Damp should always be fixed before repainting a wall, because paint does not stop water. If a stain or bubbling patch keeps coming back, something is feeding it. Common causes include a blocked AC drain, a leaking bathroom above, sweating chilled-water pipes or water getting in around a window frame.
Painting over these only hides the problem for a short time. Trace and fix the source first. Then let the area dry out fully before preparing the surface.
If water is coming from a balcony, terrace, wet area or the building fabric, it may need proper waterproofing for balconies and wet areas. In a tower, check with building management too, as the source may sit in a neighbour's unit or a shared riser.
Which paint finish lasts best in a Dubai apartment?
Matt suits ceilings and low-traffic bedrooms, eggshell suits living areas and hallways, and satin or semi-gloss suits doors, frames and busy walls. The sheen level of paint affects how well it handles cleaning and moisture. As a general rule, the more sheen, the easier it is to wipe, but the more it shows uneven walls.
For villa walls outside, the type of paint matters as much as the finish, as our guide to the best exterior paint for a Dubai villa explains.
Matt
Matt hides small dents and patches well and looks soft. It is less tolerant of scrubbing, so it suits ceilings and low-traffic bedroom walls.
Eggshell
Eggshell has a slight sheen. It is a common middle ground for living areas, hallways and children's rooms, as it handles gentle wiping better than matt.
Satin and semi-gloss
These are harder wearing and easier to clean. They are often used on doors, frames and skirting, and sometimes on walls in busy areas.
What paint works best in kitchens and bathrooms?
For wet and greasy rooms, look for paints described as washable and moisture or mould resistant. They cope better with steam and regular cleaning. Ventilation still matters, so keep extractor fans working.
Many people also prefer low-VOC or low-odour paints, especially in closed apartments with the windows shut. Read the product label and data sheet to see what a paint claims.
Why does preparation matter more than the paint itself?
Preparation matters more than the paint itself because even a good paint on a badly prepared wall will not last. Most early failures come down to what happened before the first coat: grease or dust left on the surface, unfilled cracks, glossy areas left unsanded, stains left unsealed and bare patches left unprimed.

- Clean the surface. Grease and dust stop paint from bonding, especially in kitchens.
- Fill holes and cracks. Use a suitable filler, and tape larger cracks so they do not reopen.
- Sand smooth. Lightly sand filled areas and glossy surfaces so the new coat grips.
- Seal stains. Water marks, smoke and some ink bleed through emulsion unless sealed with a stain-blocking primer.
- Prime bare areas. New plaster, gypsum patches and filler need a primer or mist coat first.
Skipping these steps is the main reason a repaint looks tired within a year or two.
Should you touch up the paint or repaint the whole wall?
A touch-up works when the original paint is in good condition and you know the exact colour and finish. Small scuffs in a hallway or a filled nail hole can often be patched without anyone noticing. Touch-ups work best on small, recent damage to walls that still look fresh.
Touch-ups tend to show when the old paint has faded, when the sheen does not match, or when the patch is large. In those cases, repaint the whole wall from corner to corner. That gives a far more even result.
If you are moving out, your tenancy contract decides what is expected. Our guide to move-out repairs before handover covers the painting clause and deposit questions in more detail. Responsibility between landlord and tenant varies, so check your contract.
When is the best time to repaint a rented or tower apartment?
The best time to repaint a rented or tower apartment is when it is empty, between tenancies or holiday bookings, so rooms can be cleared and paint can cure without people living around it. Tower rules on work hours, notice and service lift bookings differ, so plan the timing with building management.
Most towers set permitted work hours and may ask for notice before contractors start. Some also want the service lift booked for deliveries. Rules differ from tower to tower, so check with building management first.
In busy tower communities such as JLT, booking access early saves delays.
Allow time for drying and curing before furniture goes back against walls. Keep the AC on a moderate setting and ventilate where you can, so the new paint dries evenly.
When should you hire a painter rather than DIY?
A single feature wall or a few touch-ups can be a reasonable DIY job. Damp stains, cracks, peeling ceilings, mould, or a full apartment before a new tenant are harder to get right. They need the cause found, careful preparation and a clean finish.

FAQs
How often should a rental apartment be repainted in Dubai?
There is no fixed rule. Many landlords repaint between tenancies, or every few years if the same tenant stays. Who pays depends on the tenancy contract and the condition of the walls, so check the contract before agreeing.
Can I paint over mould?
Not safely. Mould needs cleaning and treating, the cause of the damp fixed, and the area dried and primed. Painting straight over it usually lets the mould return through the new coat.
Why does my ceiling go grey around the AC vent?
Air passing through the grille carries fine dust, which settles on the ceiling around it. Condensation at the grille can make the marks stick. Cleaning the AC and its filters helps, but a stubborn ring usually needs a stain-blocking primer and fresh paint.
How long should I wait before moving furniture back?
Paint is often dry to the touch within hours but takes longer to harden. Check the drying and curing times on the product label. Keep furniture slightly away from freshly painted walls for a few days to avoid marks.
