How we handle plumbing in JLT

A plumber in JLT is usually called for one of three things: a water heater leaking into the false ceiling, a kitchen or pantry drain that will not clear, or water showing up in the flat or office below. Most JLT towers were completed from the late 2000s onward, so many still run their original heaters, mixers and waste fittings. Our plumbing services cover all of these.

Every JLT tower has its own facility manager, and DMCC oversees the wider community. Risers, drain stacks and booster pumps belong to the building, while pipes after your unit's isolation valve are usually yours. In offices, changes to pantry or washroom pipework may also need fit-out approval. We work in every cluster as part of our maintenance work in JLT.

Plumbing faults common in JLT towers

Water heaters hidden above the ceiling

In many JLT flats the electric water heater sits above a false ceiling or in a utility cupboard. When the tank or relief valve leaks, water spreads across the gypsum before anyone sees it. We repair or replace the heater and check how its overflow drains.

Mixers stiffened by scale

Original mixers and shower valves in the older towers drip, stiffen or lose temperature control as scale builds up. A new cartridge often solves it. Where parts are no longer made, we fit a matching mixer.

Water on the neighbour's ceiling

In a stacked tower, a failed waste joint or shower seal shows up in the unit below. The facility manager usually asks the upstairs owner to find and fix the source. We inspect wet areas and waste lines and can give you a note of the repair.

Blocked office pantries

Many small DMCC offices have a compact pantry with a sink, water heater and sometimes a dishwasher. Coffee grounds and food waste block the line. We clear it outside working hours where the tower allows.

How a visit works

How we handle plumbing jobs in JLT

  1. Permit through the facility manager

We send our company documents so the owner or tenant can apply for the tower's work permit. If water is actively leaking, close your unit's isolation valve and tell the facility manager straight away.

  2. Parts brought in one trip

Visitor parking fills early in many clusters, so we bring the heater valves, cartridges and waste fittings most likely to be needed in one trip.

  3. Shared pipes left to the building

If the fault is on a riser, stack or building pump, we show the facility manager where it is and leave that repair to them. You pay only for work on your side of the valve.

Property types

Plumbing Services for JLT homes

Residential towers

Most flats have their own water heater, concealed pipework behind tiled walls and an isolation valve, often in the kitchen, a utility cupboard or behind an access panel. Knowing where that valve is limits the damage when something leaks.

Office towers

Plumbing is usually limited to pantries and, in larger units, private washrooms. Work is often done after hours. Reinstatement at the end of a lease may include capping off pantry pipework the landlord does not want kept.

Mixed-use towers

Cafés and shops at podium level sit below residential or office floors. When a blockage keeps coming back, it may be in a shared line that the building looks after, so we check with the facility manager before opening anything up.

FAQs

Plumbing Services in JLT: questions

Who is responsible for a leak in my JLT apartment?

Generally, the building looks after shared risers, drain stacks and pumps, and the owner looks after pipes and fittings inside the unit. Tenants should report leaks to the landlord, who arranges or approves repairs under most tenancy contracts. If water is coming from above, tell the facility manager so they can arrange access to that unit.

My water heater is leaking into the ceiling. What should I do?

Switch off the heater at the distribution board, or at its isolator if it is dry, close its water supply valve and put a bucket under the drip. Tell your facility manager if water may reach the unit below. We then check whether the relief valve, a fitting or the tank itself is leaking, and repair or replace it.

Do I need DMCC approval for plumbing work in my office?

For like-for-like repairs, usually only the tower's work permit. Adding or moving pipework, or creating a new pantry or washroom, counts as fit-out work and may need DMCC approval. Your landlord or facility manager can confirm which applies. We provide the contractor documents and a description of the work to support the application.

Why is my water pressure low on a high floor in JLT?

If the whole floor is affected, the cause may be the building's booster pumps or pressure-reducing valves, which the facility manager handles. If it is only your flat or one tap, the cause is often a clogged aerator, a scaled mixer cartridge or a partly closed valve. We test each outlet to find out which.
